A RESOLUTION APPROVING A FINAL DEVELOPMENT PLAN FOR BEHRENS &
ASSOCIATES ENVIRONMENTAL NOISE CONTROL
WHEREAS, there has been submitted to the Board of Trustees of the Town of Firestone a
request for approval of a final development plan for Behrens & Associates Environmental Noise
Control; and
WHEREAS, all materials related to the proposed final development plan have been
reviewed by Town Staff and the Firestone Planning and Zoning Commission and found with
conditions to be in compliance with Town of Firestone subdivision and zoning ordinances,
Development Regulations, and related Town ordinances, regulations, and policies; and
WHEREAS, the Firestone Planning and Zoning Commission has held a properly noticed
public hearing on the application, and has forwarded to the Board of Trustees a recommendation of
approval, with conditions; and
WHEREAS, the Board of Trustees has duly considered the proposed final development plan
and has held a properly noticed public hearing on the application; and
WHEREAS, the Board of Trustees finds that the proposed final development plan should be
approved subject to certain conditions.
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF TRUSTEES OF THE
TOWN OF FIRESTONE, COLORADO:
Section 1. The Board of Trustees of the Town of Firestone hereby approves the proposed
Final Development Plan for Behrens &Associates Environmental Noise Control, subject to the
conditions set forth on Exhibit A, attached hereto and incorporated herein by reference.
INTRODUCED, READ AND ADOPTED this 26t1i day of March, 2014.

Final Development Plan
Conditions of Approval
Behrens & Associates Environmental Noise Control
1. Sheet 1 —Revise the FDP legal description to match the Annexation and ODP legal
descriptions in accordance with the Town Engineer redlines.
2. Sheet 1 — In the Town Approval block, revise "...by Ordinance No..." to read "...by
Resolution No.... ".
3. Sheet 1 —Add sheet index.
4. Sheet 3 —Revise the Site Summary Table as necessary to correct discrepancies. The
Site Area should be corrected to match the legal description lot area of "218,026 SF".
Also, the total areas for the Building Coverage, Parking Areas and Landscaping total
245,638 SF instead of 218,026 SF.
5. Sheet 3 —Revise Notes #1 and #2 to accurately reflect the Project Concept for the
FDP or delete the notes.
6. Sheet 4 —Provide written approval from the CWCWD for the waterline layout.
7. Sheets 4, 6 and 8 — Revise to fade back the existing storm sewer system.
8. Sheet 5 — Provide a copy of the CDPS Stormwater Discharge Permit. The SWMP
does not need to be submitted to the Town.
9. Sheet 5 —Revise the Grading Plan per the FDR comments.
10. Sheet 6 —Revise the Drainage Plan per the FDR comments. The proposed runoff
drainage Table from Appendix B of the FDR should be added to the plan.
11. Sheet 13 —Revise to incorporate the Town's updated water details.
12. Sheet 15 — Revise to incorporate the Town's updated erosion control details.
13. Sheet 15 (Details) —The 10-year orifice diameter shown in the detail (4-7/8") does
not match the orifice size in the FDR (5-1/4"). The orifices will likely have to be
resized based on the FDR comments; revise to reflect.
14. Note that the color of the new storage shed and the dumpster to match a neutral color
of the main building.
15. Provide height and width dimensions for new storage building.
16. Revise to show exterior lighting details.
