A RESOLUTION APPROVING A FINAL PLAT FOR NEIGHBORS POINT FILING NO. 2,
REPLAT NO, I AND A FINAL DEVELOPMENT PLAN AMENDMENT NO. 1 FOR
NEIGHBORS POINT FILING NO.2
WHEREAS, there has been submitted to the Board of Trustees of the Town of Firestone a
request for approval of a final plat for Neighbors Point Filing No. 2, Replat No. 1, a replat of Lot
333, Neighbors Point Filing No. 2, and a Final Development Plan Amendment No. 2 for Neighbors
Point Filing No. 2; and
WHEREAS, all materials related to the application have been reviewed by Town Staff and
Firestone Planning and Zoning Commission and found with conditions to be in compliance with
Town of Firestone subdivision and zoning ordinances, Development Regulations, and related Town
ordinances, regulations, and policies; and
WHEREAS, the Firestone Planning and Zoning Commission held a properly noticed public
hearing on the application and has forwarded to the Board of Trustees a recommendation of
approval, with conditions; and
WHEREAS, the Board of Trustees has duly considered the application and has held a
properly noticed public hearing on the application; and
WHEREAS, the Board of Trustees finds that the proposed final plat for Neighbors Point
Filing No. 2, Replat No. 1 and the proposed Final Development Plan Amendment No. 1 for
Neighbors Point Filing No. 2 should be approved, subject to certain conditions.
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF TRUSTEES OF THE
TOWN OF FIRESTONE, COLORADO:
Section 1. The Board of Trustees hereby approves the proposed final plat for Neighbors
Point Filing No. 2, Replat No. I and the proposed Final Development Plan Amendment No. 1 for
Neighbors Point Filing No. 2, subject to the conditions set forth on Exhibit A, attached hereto and
incorporated herein by reference.
PASSED AND ADOPTED this 28t1' day of May, 2014.

EXHIBIT A
Neighbors Point Filing No. 2, Replat No. 1
Final Development Plan Amendment No. 1, Neighbors Point Filing No. 2
Conditions of Approval
General
1. Modify documents pursuant to comments from the Town Engineer.
2. Provide an updated title commitment.
3. Revise documents as necessary to reflect signature by owner of property at the time of
execution and recording.
FDP
4. Revise Note 2 to read as follows: "Outlot A shall be unbuildable and shall be landscaped
and maintained by the owner of Lot 333, and transferred to the then -current owner of Lot
333 upon dissolution of the NP 125 Metropolitan District."
5. Revise Note 3 to read as follows: "...the existing Final Development Plan fefefenee
recorded with the Weld County Cleric and Recorder at Reception Number...."
6. Revise Note 4 to read as follows: "No building permit shall be
issued for Outlot A."
Final Plat
7. Add a note stating that Outlot A shall be unbuildable and shall be landscaped and
maintained by the owner of Lot 333, and transferred to the then -current owner of Lot 333
upon dissolution of the NP 125 Metropolitan District.
8. Add a lender's consent to the plat, as deemed necessary by the Town Attorney based on
review of updated title commitment.
