A RESOLUTION APPROVING A F1NAL DEVELOPMENT PLAN —AMENDMENT NO. 2
FOR COMFORT SUITES
WHEREAS, by Resolution No. 07-51 adopted on October 113 2007, the Board of Trustees
of the Town of Firestone approved with conditions a Final Development Plan for Comfort Suites;
and
WHEREAS, by Resolution No. 08-60 adopted on July 24, 2008, the Board approved a Final
Development Plan —Amendment No. 1 for Comfort Suites, to add a freestanding pole sign on the
property; and
WHEREAS, there has been submitted to the Board of Trustees of the Town of Firestone a
request for approval of a second amendment to the final development plan for Comfort Suites to
provide additional parking; and
WHEREAS, all materials related to the proposed final development plan amendment have
been reviewed by Town Staff and the Firestone Planning and Zoning Commission and found, with
conditions, to be in compliance with Town of Firestone subdivision and zoning ordinances,
Development Regulations, and related Town ordinances, regulations, and policies; and
WHEREAS, the Firestone Planning and Zoning Commission has held a properly noticed
public hearing on the proposed final development plan amendment, and has forwarded to the Board
of Trustees a recommendation of approval with conditions; and
WHEREAS, the Board of Trustees has duly considered the proposed final development plan
amendment, and has held a properly noticed public hearing on the application; and
WHEREAS, the Board of Trustees finds that the proposed final development plan
amendment for Comfort Suites should be approved subject to certain conditions.
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF TRUSTEES OF THE
TOWN OF FIRESTONE, COLORADO:
Section 1. The Board of Trustees of the Town of Firestone does hereby approve the
proposed Final Development Plan —Amendment No. 2 for Comfort Suites, subject to the conditions
set forth on Exhibit A attached hereto and incorporated herein by reference.
INTRODUCED, READ AND ADOPTED this 13`h day of August, 2014.

Final Development Plan —Amendment No. 2
Conditions of Approval
Comfort Suites
1. Modify documents pursuant to comments from the Town Engineer (memo dated July
10, 2014).
2. Provide an updated title commitment prior to recording.
3. Given the significant reduction in sod area and no landscaping provided within the
proposed new additional parking area, provide enhanced landscaping for the currently
native grass areas between the eastern and northern edges of the proposed new
parking lot curb and the property lines. The landscaping (if not in conflict with
existing total irrigated area water supply provided) should include a combination of
sod, shrubs, trees and/or rock.
4. Rename the "Existing Conditions Map" to "Existing and Planned Conditions Map",
as the map identifies both. As an alternative, provide a new landscape plan sheet that
shows the landscaping planned for the post -construction condition.
5. Provide additional detail of how many sluubs are being relocated and the construction landscaping landscaping plan for the modified area. Also, note the planned irrigation
method for all amended landscape areas.
6. Provide a written statement as to how the current condition of weeds in the eastern
area will be mitigated with the amended landscape plan.
7. Provide a copy of the noted cross access and parking agreement.
8. In the Development Schedule section, remove the word "hotel"
9. Prior to building permit, provide further analysis of adequacy of rear building lighting
and if additional lighting is determined necessary for security in the judgment of
police and fire departments, compatible with lighting for adjacent areas, provide for
additional lighting with coordination and approval of planning and building
departments.
