A RESOLUTION OF THE BOARD OF TRUSTEES OF THE TOWN OF
FIRESTONE, COLORADO, APPROVING THE BAREFOOT LAKES
FILING NO. 71) PRELL IINARY SUBDIVISION PLAT
WHEREAS, Barefoot LLC, (the "Applicant"), as the owner of certain real property
located within the Town of Firestone, Colorado (the "Property"), has submitted a proposed
preliminary subdivision. plat for the Property (the "Application"); and
WHEREAS, the Firestone Planning and Zoning Commission, after conducting a public
hearing on the proposed preliminary subdivision plat on September 18, 2025, rendered a decision
recommending approval of the Preliminary Plat with four (4) conditions as more fully set forth in
PC -25-09, dated September 18, 2025; and
WHEREAS, on September 24, 2025, the Board of Trustees conducted a public hearing
on the proposed Preliminary Plat; and
WHEREAS, after reviewing the Planning and Zoning Commission's recommendation,
and after considering the testimony, evidence and argument presented at the Board of Trustees
public hearing, the Board of Trustees finds and determines that the Application is in substantial
conformance with the technical platting requirements of the Firestone Development Code, and
that the Application meets the applicable requirements and standards set forth in the Firestone
Municipal Code and Firestone Development Code.
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF TRUSTEES OF
THE TOWN OF FIRESTONE, COLORADO:
Section 1. The Board of Trustees acknowledges the Planning and Zoning
Commission's findings of fact in this case, as detailed in Resolution PC -25-09.
Section 2. The above Recitals and Findings of the Board of Trustees are hereby
incorporated into this resolution.
Section 3. The Board of Trustees hereby approves the Preliminary Plat, Barefoot Lakes
Filing No. 7D, attached hereto as Exhibit A and incorporated herein by this reference, which is subject
to the following conditions:
1. All remaining technical corrections to the Barefoot Lakes, Filing 7D preliminary plat, and
construction drawings requested by Town staff shall be made to the Town staff's
satisfaction.
2. At the Final Plat stage, the Town and the Applicant shall execute a subdivision agreement,
in a form to be approved by the Town Attorney.
3. Final Construction Documents shall be approved by the Town Engineer prior to the start
of construction activities and shall be in accordance with the Town's Standards and
Specifications, including a minimum 10 -foot horizontal separation of all water, storm, and
sanitary sewer utilities.
4. Before Applicant begins any construction of Little Thompson Water District (LTWD) water
utility mains and other facilities, Applicant shall provide written approval from LTWD of
Final Construction Documents that are in accordance with the Town's Standards and
Specifications including a minimum 10 -foot horizontal separation of all water, storm, and
sanitary sewer utilities, and all such work shall be inspected and approved by the Town,
Section 4. Unless other rise extended by the Board of Trustees, the approval of the
Barefoot foot Lakes Filing No, 7D Preliminary Platshall he null and void if a final plat for all or a
portion of, the property is not approved by the Town ofFirestone within three years of the date of
this Resolution:
