A RESOLUTION OF THE BOARD OF TRUSTEES OF THE TOWN OF
FIRESTONE, COLORADO, APPROVING A FINAL DEVELOPMENT
PLAN FOR CERTAIN REAL PROPERTY LOCATED AT LOT 1,
FIRESTONE CITY CENTRE SUBDIVISION FILING NO. 3
WHEREAS, THF Firestone Development, LLC, as owner of certain real prope1iy legally
described as Lot 1, Firestone City Centre Subdivision Filing No. 3 (the "Prope1iy"), and as
development applicant ("Applicant"), has submitted a proposed final development plan for the
Prope1iy, entitled "Final Development Plan Lot 1 Firestone City Centre Subdivision Filing No. 3,
Section 11, Township 2 Nmih, Range 68 West of the 6th P.M., Town of Firestone, County of
Weld, State of Colorado", (the "Final Development Plan"); and,
WHEREAS, the Firestone Planning and Zoning Commission, after conducting a public
hearing on the Application on July 16, 2020, rendered a decision recommending approval of the
Final Development Plan with two (2) conditions as more fully set forth in PC-20-11, dated July
16, 2020; and,
WHEREAS, on July 22, 2020, the Board of Trustees conducted a public hearing on
the Final Development Plan; and,
WHEREAS, after reviewing the record of the Planning Commission public hearing, and
after considering the testimony, evidence and argument presented at the Board of Trustees public
hearing, the Board of Trustees finds and determines that the Final Development Plan is complete,
and that the Applicant has met the applicable requirements and standards set fmih in the
Firestone Municipal Code and Firestone Development Regulations.
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF TRUSTEES OF THE
TOWN OF FIRESTONE, COLORADO:
Section 1. The Board of Trustees acknowledges the Planning and Zoning Commission's
findings of fact in this case, as detailed in Resolution PC-20-11.
Section 2. The above Recitals and Findings of the Board of Trustees are hereby
incorporated into this resolution.
Section 3. The Final Development Plan Lot 1 Firestone City Centre Subdivision Filing No.
3, Section 11, Township 2 North, Range 68 West of the 6th P.M., Town of Firestone, County of
Weld, State of Colorado, attached hereto as Exhibit A and incorporated herein by this reference, is
hereby approved, subject to and contingent upon compliance with the following conditions:
(a)The Applicant provides an updated title commitment when the mylars are
provided for recording, dated no later than thiliy (30) days prior to submission of mylars.
(b)All minor, technical corrections to the Lot 1, Firestone City Centre
Subdivision Filing No. 3,final development plan shall be made to the Town's satisfaction.
