The North parking lot and the sidewalk accessing the building entrance on the North side were noted as concerns. Our estimate includes re-work of the parking lot drainage and installation of a new sidewalk ramp extend to the east and west to allow for a safer slope. Corbel Engineering (Structural Engineer): · The existing structure was evaluated regarding the additional loading placed on the building with the addition of the second layer of standing seam metal roof. Based on the investigation the additional loading is within acceptable tolerances. A full report for the investigation will be provided. B & M Roofing: · Portions of the existing standing seam roof was removed to investigate the integrity of the fastening systems used to attach the new roof to the existing structure. The fastening methods appear to be of good quality, a full report of the fastening methods, spacings and fasteners used will be provided. See Inside Sewer Scope: · The existing sewer system was camera scoped to the main in the street. The scope shows a 4” PVC sewer main out to the street, based on the camera images there no damage to the pipe and slope appears to appropriate to maintain a good flow out to the main in the street. A copy of the video will be provided. Atek Heating & Air: · The existing HVAC & Plumbing System was evaluated, the existing units are in good condition and of adequate size to service the building. The plumbing system also appears to be in good serviceable condition. · Pending further evaluation of the domestic water service and the capacities based on the final fixture count we may need to up-size the water service from the existing water meter pit into the building. If required that cost is estimated to be approximately $ 42,000. Gregory Electric: · The existing electrical service was evaluated and deficiencies in the bonding of the service were noted. Outside of the bonding issue the system is in good serviceable condition and 20 adequate for the electrical loads for the project. The costs for correcting the bonding issue and bring the service up to code are included in our estimate. Scope Specific Items: Site · Surveying · Earthwork & Selective Site Demolition · Asphalt paving in select areas for drainage improvements · Site concrete includes sidewalk replacement to meet ADA requirements and a new ramp at the North entrance · Storm Drain to improve the North Parking lot drainage Architectural · Selective demolition of the existing interior finishes · Cutting and patching of the existing slab on grade for new plumbing · New reception desk, new casework, and plastic laminate countertops · New hollow metal door frames, solid core wood doors and hardware · New overhead coiling counter door · New flooring and tile finishes · New acoustical ceilings · Painting of all new and existing walls, gyp ceilings and hollow metal door frames · New operable partition at the fitness area Equipment · Our estimate includes a kitchen equipment allowance of $ 25,000 and an addition $ 5,000 allowance for residential appliances Plumbing & HVAC Systems · New electric water heater · New domestic water recirculation pump & expansion tank · New plumbing fixtures · Sanitary waste & vent piping · Domestic water piping · Exhaust fans and ventilation equipment · New HVAC ductwork & distribution · Test & Balance · Standalone DDC thermostats Electrical System · New lighting · New branch power · Electrical connections to mechanical equipment · We have not included an emergency generator Low-Voltage Cabling and Security · We have included an allowance of $ 10,250 for structured cabling 21 · We have included an allowance of $ 5,000 for access control upgrades 22 EXHIBIT C (Authorized Scope of Work) Carbon Valley Parks and Recreation District The District is a quasi-municipal corporation and a political subdivision of the State of Colorado created on April 27, 1983 pursuant to the state law for the purpose of providing recreational facilities for the inhabitants of the District. The District encompasses approximately 45 square miles located in Weld County, Colorado in the central Rocky Mountains including the communities of Frederick, Firestone, Dacono and rural areas that surround the three towns. The current population of the District is estimated to be approximately 45,000 people. The District currently has 27 full time employees and 100 part-time and seasonal staff. The District operates the Carbon Valley Recreation Center, the Carbon Valley Gymnastics/Senor Center, and the Studio. The District offers a variety of instruction and activities for youth sports, adult sports, and adult activities. The Project Proceeds from the financing will be used to remodel the prior Town of Firestone’s Town Hall building (151 Grant Avenue, Firestone, CO) into a new senior center; to pay off the existing lease on the Carbon Valley Gymnastics/Senior Center building; and pay for the cost of issuance. The Carbon Valley Senior Center offers a variety of social, fitness, educational, recreational, wellness, and cultural opportunities for adults’ age 55 and better.
