A RESOLUTION OF BOARD OF TRUSTEES OF THE TOWN OF
FIRESTONE, COLORADO, APPROVING A SPECIAL REVIEW USE
APPLICATION TO OPERATE COBBLESTONE CARWASH FACILITIES
ON REAL PROPERTY LOCATED ON LOT 2, FIRELIGHT PARK, IN
SOUTHEAST QUARTER OF SECTION 3, TOWNSHIP 2 NORTH, RANGE
68 WEST OFT E 6 TH P.M., WI"HINT HE TOWN OF FIRESTONE AND
AN ACCOMPANYING SITE PLAN PERTAINING THERETO
WHEREAS, Cobblestone Car Wash ("Applicant-), oil behalf of QuikTrip Corporation,
who is the owner of certain real property, located in the Town of Firestone, having a legal
description of Lot 2, "rumer Commons, located in the Southeast Quarter of Section 3, Township 2
North, Range 68 West of the 6t" P.M, (-Property"), has submitted an application for Special
Review Use to construct and operate a new car wash, including 4,97.) SF building and associated
vacuums and parking, to be known as the "Cobblestone Car Wash" on the Property, and an
accompanying Final Development Plan application in connection with such proposed Special
Review Use (collectively, the "Application"); and
WHEREAS, the Firestone Planning and Zoning Conu-nission after condUcting a public
hearing on the Application on November 2. 2023, rendered a decision recommending approval
of the Special Review Use and Final Development Plan with conditions set forth in PC-23-09,
dated November 2, 2023; and
WHEREAS, after reviewing the record of the planning and Zoning Commission public
hearing, and after considering the testimony, evidence and argurnent presented at the Board of
Trustees public hearing, the Board of Trustees finds and determines that the proposed Special
Review Use and iTaal Development Plan are in substantial conformance with the technical
requirements of the Firestone Development Code, and that the proposed Final Development Plan
meets the applicable requirements and standards set forth in the Firestone Municipal Code and
Firestone Development (.'ode.
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF TRUSTEES OF THE
TOWN OF FIREs,rONE, COLORADO:
Section I : The Board of Trustees acknowledges the Planning and Zoning Corrinnision's
findings of fact in this case, as detailed in Resolution PC-23-09,
Section 2. The above Recitals and Findings of the Board of Trustees are hereby
incorporated into this resolution,
Section 3. The Board of 'Trustees hereby approves the Special Review Use and Final
Development Plan, attached hereto as Exhibit A and incorporated herein by this reference, which is
subject to the following conditions-.
a, All minor, technical con-ections to the Facility Special Review Use/Final
Development Plan application materials shall be made to the'rown's satisfaction.
b. The materials labeled as CMU-2 and CMU -4 on the elevations be changed to a
non-smooth-t ce finish:
c: Prior to the c r t encernent of any work within Town limits. the Applicant,
including contractors and sub -contractors. shall obtain from the Town all
necessary cont actoCs licenses.
& Prier to the commencement t of any site work, the Applicant shall obtain front the
Town all necessary permits, including but not limited to. stortrovater, access,
ovenveight vehicle, and building Permits, and shall Pad` all required fees in
connection therewith,
