AN ORDINANCE OF THE BOARD OF TRUSTEES OF THE TOWN OF
FIRESTONE, COLORADO ZONING CERTAIN LAND, FULLY DESCRIBED
HEREIN, TO TOWN OF FIRESTONE R-A (RESIDENTIAL A) AND NC
(NEIGHBORHOOD CENTER) ZONING DISTRICTS
WHEREAS, Demllore LLC (the "Applicant"), who is the fee owner of certain real property
described in Exhibit A, attached hereto and incorporated herein, (the "Property"), which is
approximately 147.334 acres in size, has submitted an application for the initial zoning of the Property,
the "Application"); and
WHEREAS, on July 13, 2022, the Board of Tnistees conducted a public hearing on the
Application; and
WHEREAS, after consideruig the testullony, evidence and argument presented at the Board of
Trustees public hearing. the Board of Trustees finds and determines that the Application is complete, that
the Applicant has met the applicable requirements and standards set forth in Section 16.7.4 of the Firestone
Development Code, including Step 9 of Section 16.7.4.
NO«7, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE
TOWN OF FIRESTONE, COLORADO:
Section 1. The Property described herein, which consists of approxiil7ately 147.334 acres, more
or less, shall be zoned Town of Firestone R-A (Residential A) and NC (Neighborhood Center) Zoning
Districts.
Section 2. The Board of Tnistees certifies a change in the Zoning Map zoning the property
described herein to Town of Firestone R-A (Residential A) and NC (Neighborhood Center) Zoning
Districts.
Section 3. The Board of Tnistees directs that a certified copy of this Ordinance be filed with
the Town Clerk and fiirther, that the Town Clerk index, file and make the Ordinance available to the
public.
Section 4. If any article, section, paragraph, sentence, clause or please of this ordinance is
held to be unconstitutional or invalid for any reason, such decision will not affect the validity or
constitutionality of the remaining portions of this ordinance. The Board of Trustees hereby declares that
it would have passed this ordinance and each part or parts hereof irrespective of the fact that any one
part or parts be declared unconstitutional or invalid.
Section 5. All other ordinances or portions thereof inconsistent or conflicting with this
ordinance or any portion hereof are hereby repealed to the extent of such inconsistency or conflict.
