A RESOLUTION APPROVING A PRELIMINARY PLAT AND PRELIMINARY
DEVELOPMENT PLAN FOR SADDLEBACK FILING NO, 2
WHEREAS, there has been submitted to the Board of Trustees of the Town of Firestone a
request for approval of a preliminary plat and preliminary development plan for Saddleback Filing
No. 2; and
WHEREAS, all materials related to the proposed preliminary plat and preliminary
development plan have been reviewed by Town Staff and the Firestone Planning and Zoning
Commission and found with conditions to be in compliance with Town of Firestone subdivision and
zoning ordinances, Development Regulations, and related Town ordinances, regulations, and
policies; and
WHEREAS, the Firestone Planning and Zoning Commission has held a properly noticed
public hearing on the application, and has forwarded to the Board of Trustees a recommendation of
approval with conditions; and
WHEREAS, the Board of Trustees has duly considered the proposed preliminary plat and
preliminary development plan and has held a properly noticed public hearing on the application; and
WHEREAS, the Board of Trustees finds that the proposed preliminary plat and preliminary
development plan should be approved, subject to certain conditions.
NOW, THEREFORE, BE IT RESOLVED BY THE TOWN BOARD OF THE TOWN OF
FIRESTONE, COLORADO:
Section 1. The Board of Trustees of the Town of Firestone hereby approves the preliminary
plat and preliminary development plan for Saddleback Filing No. 2, subject to the conditions set
forth on Exhibit A attached hereto and incorporated herein by reference.

Saddleback Filing No. 2
Preliminary Plat and Preliminary Development Plan
Conditions of Approval
1. Add the following note to the PDP text:
Saddleback Filing No. 2 is a part of the Saddleback PUD, a large scale
development comprised of several filings to be developed sequentially. The land
use plan shown on this PDP for Saddleback Filing No. 2 assumes certain land use
approvals for Saddleback First Filing, for which applications are pending with the
Town of Firestone but which have not yet been approved. Approval of this PDP
for Saddleback Filing No. 2 shall not in any way bind the Planning Commission
or Board of Trustees for the Town of Firestone with regard to pending
applications for Saddleback First Filing, which shall be reviewed, evaluated and
heard independently in accordance with Town of Firestone subdivision and zoning
ordinances, Development Regulations, and related Town ordinances, regulations, and
policies. Additionally, should the pending applications for Saddleback First Filing not be
approved, or should such applications be approved so as to affect the layout, design or
construction of this PDP for Saddleback Filing No. 2, as determined by the Town
Planner, then this PDP shall require an amendment to conform to the land use plan
approved for Saddleback First Filing. Application for such amendment, if required, may
be made concurrently with the final development plan for Saddleback Filing No. 2; the
Town Planner may authorize minor amendments that do not affect utility or
transportation design to be made within the final development plan for Saddleback Filing
No. 2.
2. Remove all water dedication language from the PDP. Water dedication requirements
shall be as required by the Firestone Municipal Code at the time of filing applications for
final plat and final development plan.
3. Prior to FDP application, work with Town staff to revise encroachment language
regarding side lots.
4. Remove all references to the Town or United Power undergrounding overhead electric
lines.
5. On the lot lines shown on Filing 1, use the lot lines as they currently exist, not as they are
requested in the pending application for Saddleback First Filing.
6. Note in the PDP text, that the street light detail will need to be consistent with the then in
effect Town standard, which may include LED lights.
