A RESOLUTION APPROVING A FINAL DEVELOPMENT PLAN FOR PEPPER JACK'S
NEIGHBORHOOD GRILLE
WHEREAS, there has been submitted to the Board of Trustees of the Town of Firestone a
request for approval of a final development plan for Pepper Jack's Neighborhood Grille; and
WHEREAS, all materials related to the proposed final development plan have been
reviewed by Town Staff and the Firestone Planning and Zoning Commission and found with
conditions to be in compliance with Town of Firestone subdivision and zoning ordinances,
Development Regulations, and related Town ordinances, regulations, and policies; and
WHEREAS, the Firestone Planning and Zoning Commission has held a properly noticed
public hearing on the application, and has forwarded to the Board of Trustees a recommendation of
approval, with conditions; and
WHEREAS, the Board of Trustees has duly considered the proposed final development plan
and has held a properly noticed public hearing on the application; and
WHEREAS, the Board of Trustees finds that the proposed final development plan should be
approved subject to certain conditions.
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF TRUSTEES OF THE.
TOWN OF FIRESTONE, COLORADO:
Section 1. The Board of Trustees of the Town of Firestone hereby approves the proposed
I development plan for Pepper Jack's Neighborhood Grille, subject to the conditions set forth on
Exhibit A. attached hereto and incorporated herein by reference.
INTRODUCED, READ AND ADOPTED this 25t1i day of March, 2015.

Final Development Plan
Conditions of Approval
Pepper Jack's Neighborhood Grille
1. Revise FDP and other application materials to address Town Engineer comments and
redlines.
2. Revise FDP to show monument sign detail.
3. Revise FDP to show monument sign in a location outside the existing utility
easement, as approved by the Town Planner.
4. Revise the Acceptance Block to reflect signature by the Owner, not the Applicant. As
there are two owners, there should be two signature lines. One notary block may be
used if both the owners will be signing at the same time (i.e., at a closing).
5. Revise the Town Approval Block to reflect the FDP will be approved by Resolution,
not Ordinance.
6. Revise the label for Colorado Boulevard on the Vicinity Map (currently reads "ROAD
13 (WCR 13)").
7. Correct typographical errors throughout, including the following in the Project
Concept section:
a. Last sentence of first paragraph: "The restaurant will f feature...."
b. Third line of second paragraph: ". .. bring new employment, and additional
vehicle, foot and pedal traffic...."
8. There is a reference to the Holiday Inn Express development in the Utilities section;
revise as necessary.
9. Revise the Site Plan, Sheet 3, to reflect all approved FDPs for adjacent property (i.e.,
if either or both) Lot 2 or Lot 4 of Firestone Retail Center have approved FDPs, the
name of the FDP(s) should be noted).
10. Revise FDP to show three additional ornamental trees on the north side of the
building.
11. Revise FDP to show typical sign details and remove references to gaining approval of
signs through a separate process.
12. Consider adding a sidewalk along the east lot line, if the sidewalk would be able to
connect to the sidewalk to the north.
13. Obtain a license agreement fiom the Town to authorize construction of the sidewalk
connection to the Firestone Trail.
14. Worlc with Town staff to add a sidewalk along the east boundary of the lot to connect
with a sidewalk to be constructed by Adams Bank, conditioned on Adams Bank also
installing a sidewalk, and reduce landscaped area along the east boundary to
accommodate the sidewalk.
